Beaudesert is the gateway to the Scenic Rim, a thriving rural community set in the foothills of the Great Dividing and surrounded by world heritage-listed national parks. Located less than an hour southwest of Brisbane, Beaudesert is home to more than 13, 735 people (Australian Bureau of Statistics, 2016).

Affordable housing, a central locality, low vacancy rates and a pipeline of of infrastructure and development have positioned Beaudesert as a 2016/2017FY investment hotspot.

LOCATION: Less than an hour southwest of Brisbane and an hour west of the Gold Coast, Beaudesert provides a rural lifestyle with easy access to the larger metropolitan areas of South East Queensland.

PROPERTY PRICE GROWTH: The median price for new homes is $407,000.

BROMELTON STATE DEVELOPMENT: The 15,000ha industrial hub meets the growing demand for land for industrial development, with access to the national standard-gauge rail network (Department of State Development, 2016). It is projected to create 15,000 jobs over the next 20 years (Moore, 2016).

ECONOMIC OUTLOOK

BROMELTON STATE DEVELOPMENT AREA

The Scenic Rim produces a Gross Regional Product (GRP) of $1.5 billion (Scenic Rim Regional Council, 2015).

The region’s key industries include agriculture, forestry and fishing, construction, health care and social assistance, and public
administration and safety.

The 15,000ha Bromelton State Development Area is located approximately 6km west of the Beaudesert township.

It meets growing demand for land for industrial development in South East Queensland, with access to the national standard-gauge rail network providing industries with access to interstate markets via the Sydney-Brisbane rail corridor (Department of State Development, 2016).

It is estimated the industrial hub will create up to 15,000 jobs in freight and heavy industry over a 20 year period (Moore, 2015).

RAPID DEVELOPMENT

With the Bromelton State Development Area as catalyst, many new infrastructure and development projects are underway in the Beaudesert area.

The $27.5 million Beaudesert Bypass will open up the area, creating an estimated 18,000 jobs and rejuvenating the town centre (Daniels, 2015).

The bypass will ensure heavy vehicles are able to access the future industrial site at Bromelton without clogging Beaudesert.

Work on a $30 million intermodal freight terminal at Bromelton is underway and is expected to create 1,000 jobs, opening up new economic opportunities in the region (ATN, 2016).

The regional freight facility will act as anchor tenant for Bromelton State Development Area, offering access to the regional and interstate markets through the Sydney-Brisbane rail corridor.

The freight and logistics complex, which will include a large railway siding, will support up to 1.3 tons of annual freight movement and is expected to save about 18,500 truck journeys on metropolitan highways (ATN, 2016).

Approval of a new 339ha masterplanned mixed use community is expected to double the size of Beaudesert. Work has already begun on the $1 billion development.

The development will include an education precinct, with a high school and childcare facilities, service station, supermarket, retirement village, tavern and retail stores (Shearer, 2016).
